The 75-Hour Rule: What GREC Requires for Your Salesperson License

With the recent news of a major Georgia real estate school closing, and rumors of other closures, we know many of you are questioning everything you’ve learned so far. You might even be wondering if the "rules" you were taught still apply.

When uncertainty hits, the best thing you can do is return to the Standard of Truth. In our industry, that standard is set by the Georgia Real Estate Commission (GREC).  

Whether you were 10 hours or 70 hours into your pre-license course, here is a refresher on the requirements for 2026 to ensure you reach your goal of getting your Georgia Real Estate License.



1. The 75-Hour Pre-License Requirement

To be eligible for a salesperson license in Georgia, GREC Rule $520-2-.04$ requires the successful completion of 75 instructional hours.

  • The 2026 Standard: You must complete the full 75 hours through a GREC-approved provider before you are permitted to sit for the state exam.

2. The Proctored Final Exam

Completing the 75 hours is only half the battle. You must also pass a proctored school final exam.

  • Security Matters: This exam must be proctored—meaning supervised by a disinterested third party—to verify that you, and only you, are the one answering the questions.

3. The "Post-License" Clock (The 25-Hour Rule)

Many students forget that the learning doesn't stop once you get your wall certificate. Once you are licensed, Georgia requires a 25-hour post-license course.

  • Deadline: This must be completed within your first year of licensure.

  • Warning: If you miss this deadline, your license will lapse. We always recommend our students take this as soon as they join a brokerage to get it out of the way.

4. Background Checks and Eligibility

Beyond the classroom, GREC has strict personal requirements:

  • Age: You must be at least 18 years old to be licensed (though you can take the exam at 17).

  • Education: You must hold a high school diploma or GED.

  • GCIC Report: You will need a criminal history report (GCIC).
